The seller wanted to bring a distinctive equestrian property to market while protecting the value of its home, acreage, and lifestyle features. Because the property remained owner-occupied, the process also needed to work around daily life and the added logistics of preparing and showing 20 acres.
The challenge
A property of this scale could not be presented or shown like a conventional home. Buyers needed to understand the complete offering, while preparation, access, and showings required careful coordination with the seller. The plan had to create strong exposure without turning an owner-occupied property into a constant disruption.
The strategy

The property sold for $75,000 above list price. When the buyer later requested $27,000 in credits, negotiation reduced the request to $10,000 while keeping the transaction moving toward closing.
