From No Offers to a Stronger Second Launch.

The townhome had previously been listed and taken off the market after receiving no offers. The next sale needed a different launch strategy while the seller was also purchasing another home. After preparation and a new market launch, the property generated multiple offers within 48 hours and sold $35,000 above asking.

Client objective

Sell the townhome successfully after the prior listing produced no offers, while also finding and purchasing the seller's next home. The plan needed to account for both transactions rather than treating the sale and purchase as separate decisions.

The challenge

The home had already been exposed to the market without producing an offer and had been taken off the market. A second launch needed to respond to that history while giving buyers a stronger reason to act. At the same time, the seller needed the sale and the next purchase to work together financially and logistically.

The strategy

Start with what the first listing had already revealed, prepare the home for a stronger presentation, and relaunch it around the competition buyers could choose at the same price. In parallel, keep the seller’s next-home search moving so decisions on one transaction could be evaluated against the other.

Execution

Alican coordinated the preparation and launch of the townhome, monitored the early market response, and managed the offer activity as competition developed. After the first offer arrived, continued exposure produced multiple competing offers rather than ending the process at the first acceptable opportunity.

At the same time, Alican helped the seller search for and purchase the next home, keeping budget, timing, and the two transactions connected throughout the move.

The townhome generated four offers within 48 hours and sold $35,000 above asking. The seller also secured her next home, turning the second launch into a coordinated sale and purchase rather than a stand-alone transaction.
